faster, and at a lower cost.-- About the role The Title Associate
is a cornerstone of the States Title Operations team. This
individual will ensure that title production and delivery are
executed with timeliness, accuracy, and precision, furthering the
States Title mission to make the home closing process as
frictionless as possible for homebuyers, real estate agents, and
lenders. The Title Associate will be excited to join the 'title
company of the future,' processing instantly-underwritten files and
leveraging technology to streamline the title process. This role
will partner with our local Escrow Officers and Sales teams to
proactively meet customer needs and provide a delightful customer
experience. The Title Associate will be based in our
state-of-the-art Operations Hub in Irvine, CA. What will you be
doing?
- Understanding and satisfying all title requirements
- Perform title duties with confidence and professionalism, such
as:
- Processing instantly underwritten and traditionally
underwritten files. Click here to learn more about States Title's

- Confirming vesting
- Prepare title commitment package documentation
- Reviewing commitment package documents for accuracy
- Running additional searches as needed, included Bankruptcy and
Patriot Act
- Reviewing for Clear-to-Close status
- Order payoffs and reviewing judgement payoffs
- Curing liens via various methods
- Reviewing second mortgages
- Ordering doc prep as needed, such as subordinations, deeds, POA
documents
- Checking for city-level recording requirements
- Perform recording and policy duties, such as:
- Preparation of title policies
- Quality check signed documents for accuracy
- Calculate accurate recording cost and generate final
statements.
- Work on rejections in a timely manner and communicate issues to
the appropriate team.
- Communicate with clients, county recorders, and vendors.
- Identify trends and errors.
- Complete county specific forms for recording.
- Submitting documents for both eRecording and Physical
Recording
- Anticipating customer needs and resolving customer escalations
in a professional, efficient manner
- Providing status of the transaction throughout the closing
process to customers What skills and experience do you need?
- 3+ years of title and/or curative experience

- Experience in title production, mortgage processing or related
field.
- Knowledge of title insurance, regulatory guidelines, and legal
documents
- Demonstrated ability to work as a team player in a fast paced
environment
- Proven customer service experience

- Possession of individual title and/or escrow licenses
