in the planning and execution of multifamily value add and
development as well as NNN build to suit and ground lease
development projects beginning with the overlapping efforts of the
acquisitions and asset management teams on pre-development
feasibility analysis through project execution, closeout and
transition to Asset and Property Management. The role will be
focused primarily on projects in and around Southern California.
Job Responsibilities:
- Oversee and manage small multifamily value-add and ground-up
construction projects (typically fewer than 10 units), and retail
projects for QSR retailers.
- Coordinate with 3rd party project managers, general
contractors, and professional service vendors to ensure the timely
completion of projects and adherence to established budgets.
- Assist in determining the scope of the project based on the
feasibility of the property's potential business plan.
- Work closely with the accounting team to develop and manage
project budgets, financial reports, and provide cost and timing
estimates.
- Actively participate in the acquisitions process by providing
feedback on feasibility, costs, and timing, while collaborating
with other team members.
- Manage the process of obtaining entitlements, permits, and
planning, through general construction and completion of the
projects.
- Monitor project progress and suggest adjustments as needed to
ensure project goals are met.
- Actively participate in activities with consultants for
conceptual planning, due diligence and closing activities.
- Continuously identify opportunities for process improvement and
cost-saving measures.
- Manage the documentation of the project including various
RFP/s/RFl's, plans, permits, etc.
- Proactively mitigate contingencies and risks.
- Contribute to the regularly occurring project meetings and
provide project status update while presenting any
issues/solutions.
- Drive project schedule and provide status updates to the COO
and Investment Committee.
- Manage project workflow in the company's project management
platform.
- Cross functional influence over: initial budgets, proformas,
closeout/hand off to Finance, Asset and Property
ManagementRequirements:
- Bachelor's degree in Construction Management, Real Estate
Development, or a related field.
- 3 - 6 years of experience in project management or construction
management, preferably with a focus on multifamily and retail
projects.
- Familiarity with the process of entitlements, permits,
planning, and general construction.
- Proficiency in Microsoft Excel and other project management
software.
- Strong knowledge of commercial construction and experience
working with QSR retailers is preferred.
- Excellent communication and interpersonal skills, with the
ability to manage relationships with clients, vendors, and team
members.
- Strong problem-solving and analytical skills.
- Ability to work independently and as part of a team in a
fast-paced environment.
- Willingness to travel as required for project management and
