Job Description:

ESSENTIAL JOB FUNCTIONS



* Support the operations team in maintaining the restaurant facilities including all fixtures, furniture, and equipment.

* Utilize the service automation ServiceChannel work order platform to manage all repairs and maintenance (work orders, proposals, and invoices). Expected to be 60% or more of each workday.

* Utilize written electronic communications (MS Outlook email and ServiceChannel notes) to correspond with internal stakeholders and external service providers. Expected to be in "real-time" throughout the workday.

* Project manage remodels and assists construction on new store handovers.

* Develop strategies to execute the department's objectives in a cost-effective, efficient, and timely manner.

* Identify, negotiate, and manage regional and national service providers to ensure high performance in SLA compliance.

* Establish and track preventative maintenance agreements.

* Perform site visits, including roof walks, to inspect and document the condition of the restaurant assets.

* Assist in troubleshooting the Mechanical / Electrical / Electronic / HVAC / Refrigeration / Plumbing / Building systems.



Remodel Project Management



* Prepare a scope of work and RFP based on current Habit design criteria

* Ensure that Habit supplied materials are procured in a timely manner.

* Direct on-site activities related to restaurant remodels; ensure adherence with the Habit standards.

* Perform completion inspection and create and manage a punch list.

* Manage and track the scope, budget, and schedule using Google spreadsheets.



New Store Construction



* Support the Habit Construction and Operations department at the new store handover at the completion of construction.

* Perform a detailed inspection and documentation of the new store using a Google form digital checklist.

* Assist operations in managing the warranty calls for the facility and equipment.



SKILLS AND KNOWLEDGE REQUIREMENTS



* A minimum of three years of experience in multi-unit restaurant facility management is preferred.

* Demonstrated proficiency in written electronic communications, primarily on a computer.

* Proficient in MS Outlook, Excel, Word, and Google documents / Google Drive.

* Ability to become proficient in the service automation platform, ServiceChannel

* Demonstrated ability to work in the field with digital mobile tools such as smartphones, digital cameras, laptops/tablets, wireless modems, MS remote desktops.

* Ability to read and analyze architectural blueprints, technical drawings, and specifications.

* RFMA CRFP certification is a plus

* Strong business acumen. Contract Negotiation

* OSHA / ADA / NFPA code knowledge is preferred

* A problem solver with the ability to multitask in a fast-paced environment

* Self-motivated with the ability to create personal practices to stay organized

* Ability to communicate effectively both verbally and in writing

PHYSICAL/MENTAL REQUIREMENTS:



Frequently works under the pressure of inflexible deadlines while coordinating multiple pieces of a project. Continuously utilizes eye/hand coordination, manual/bi-manual dexterity, near vision, color definition, speech, and hearing. Occasionally walks, stands, sits, lifts, and/or carries up to 5 lbs. in and around hot, cold, and hazardous equipment in a fast-paced and congested environment. Occasionally walks on uneven surfaces, lifts and/or carries up to 50 lbs., reaches above shoulders, and bends. Ability to climb ladders to inspect above ceilings and walk rooftops. Works in an office environment (home or corporate) and in restaurants (under construction and in operation).



WORK CONDITIONS/HOURS:



Hours will vary in accordance with business necessity, including early mornings, late evenings, weekends, and/or holidays. The job requires frequent travel by both automobile and air - up to 25% travel. Primarily work in the field/home office, but will require some office time at the corporate office in Irvine CA.



COMPENSATION: $101,000 - $110,000 (Varies based on Skills & Experience)
