Brandywine Homes is looking for a full-time Project Manager to
join our residential infill development team with its strong

As Project Manager, you must be able to analyze, process and
entitle 4 to 6 real estate projects simultaneously.
You will work closely with senior management while coordinating
land acquisition, due diligence, financial analysis, purchasing,
and all aspects of consulting services, including architecture,
civil engineering, CEQA, environmental site assessment and dry
Well-developed communication skills in dealing with land owners,
neighborhood groups, governmental staff, Planning Commissions and
City Councils are essential to your success.
You will be a leader both inside and outside the organization in a
fast-paced environment, while remaining positive, proactive,
resourceful and efficient.
Annual Salary: $130,000 - $160,000
Career Level: Experienced (Non-Manager)
Experience: 5+ to 7 Years in homebuilding project management
Education: Bachelor's Degree, real estate specialty a plus
Job Status: Full Time with benefits
Responsibilities will include:
Due Diligence on Potential New Communities
Prepare site planning/density studies with forward planning/land
Develop base proforma, verify & review pricing/square footage
assumptions with marketing/construction/finance
Order preliminary investigative studies, soils/Phase I/utility
Understand purchase contract and feasibility schedule
Attend City meetings regarding DOA preparation
Contract with all project consultants
Establish professional consultant and government fee budgets
Establish project vision with forward planning and development
Develop product design criteria, plans/specifications with forward
planning and sales/marketing
Keep all team members aware of current information on all
pre-development projects with weekly project schedule updates
Coordinate value engineering process
Ensure entitlement remains on track and on schedule
Act as the company's first point of contact for all information and
updates on multiple projects.
Lead in establishing all community/city meetings for project
Attend and represent the company at Planning Commission and City
Council hearing on all projects
Coordinate all building/engineering department submittals in
accordance with plan check review process
Coordinate and monitor all City submittals and communicate agency
changes to appropriate team members
Lead Government relations contact throughout project
Conduct site meetings as needed for adherence to the project
schedule, budget and quality control
Coordinate with purchasing department on budgeting, community
specifications, working drawings, etc.
Oversee the processing of permits
